Cohousing Land

We've been looking a land suitable for cohousing. We need at least an acre for a community large enough for at least 15 units (the minimum number that cohousing professionals will develop, as their fees are proportional to total cost, but their labor is not). We've been looking both near the center of Richland (vacant commercial land that could be converted to multifamily residential), and outside.


One possibility is 1.5 acres off Williams just above HAPO.

I've designed a site plan for this property. It could accommodate a mix of 21 2 and 3 bedroom units as well as a 2400 square foot Common House.


The 2 bedroom units are stacked flats. Here are the floor plan and a view of units that I've designed recently. The ground floor would be ADA compliant while the top floor would be for young couples and families.

Another piece of commercial property near the center of Richland is 2.25 acres at Wellhouse and Wyman, off Wellsian Way, across from a large frisbee golf course. This land is for sale for $415,000.

There are many acres of land available on the south side of Badger Mountain, in the planned community called Badger South. We've spoken to the developer; he would welcome a multifamily community with higher density.

Another option is Vista Field in Kennewick, which is a 103 acre site with a 20 year plan for development as an "urban village".
